Property management in Portland.

The core of the metro, and the one city in it with a meaningful layer of tenant regulation on top of Oregon state law.

What managing in Portland actually involves.

Portland's rental stock runs from pre-war bungalows in the inner east side to newer infill and ADUs, which means condition, systems age, and maintenance history vary enormously street to street. It is also the part of the metro where getting the paperwork wrong is most expensive, because the city adds requirements that state law does not.

RENT503 manages across the Portland metro rather than statewide, and Portland is inside that radius. That matters for the unglamorous reasons: someone can get to the property, meet a vendor, and see a problem in person rather than assessing it from a photograph.

The rules that apply specifically in Portland.

What is different here

Portland layers city ordinances on top of Oregon law, covering applicant screening, security deposits, and mandatory renter relocation assistance. The relocation rules in particular have several triggers and a number of exemptions, and the amounts are set by the city. They are the single most common thing a self-managing owner in Portland gets wrong, and they are specific enough that we work them through against the individual property rather than summarizing them here.

This is a summary, not legal advice. City ordinances change, and how one applies depends on the specific property and tenancy.

What management covers here.

The same process everywhere we work. Local knowledge changes the judgement calls, not the standard.

Leasing

Pricing against real local comparables, marketing, and screening against written criteria.

Maintenance

One channel for requests, licensed and insured vendors once secured, and your approval above an agreed threshold.

Compliance

State and, where they exist, city-level requirements tracked so a preventable notice error never becomes a fine.
